FAQ - Land in The Cayman Islands

Are there roads on the Islands?

Yes. There are a total of 46.5 miles of paved roads and 6 miles of unpaved roads.

Are there roads in the subdivision?*

Yes. In due course, when the subdivisions are approved, the survey company marks out the roads between each of the plots, and the roads are then completed to the specifications of the Cayman Island Government.
* A Subdivision is a parcel of land that is divided into individual plots

Is there any electricity or water?

Yes. Electricity is fed to the freehold building plots of land from the pylons which are close to the building plots. This work (fitting the pylons) is undertaken by the different Cayman Island utility companies. Cayman Brac and Little Cayman are powered by the Cayman Brac Power and Light company. The Installed capacity for Cayman Brac is 6.7 Megawatts and Little Cayman is 2.08 Megawatts

Are the freehold building plots of land transferred to the purchaser?

Yes. Your freehold building plot of land is secured by a legal contract which is issued by our solicitors. We always recommend that you use your own professional team of experts to review the contracts before signing.

Can I build a villa on my freehold building plot of land?

Yes. We use Decade 201 who are an affiliate of ours. They are very experienced in the building sector and will guide you towards your dream home.

How do I go about obtaining a quotation in order to build on my freehold building plot of land?

You can contact our head office and they will put you in touch with Decade 201 who will cater for your every need and will create and design your Villa.

Do I have any ongoing expenses?

If you buy the land as an investment only, then no.

 

Are the Cayman Islands safe?

Yes, the Cayman Islands are the safest Islands in the Caribbean.

 

What is our HIAB Concept?

House-In-A-Box or HIAB is a revolutionary concept that will offer clients the choice to adopt one of three luxury, turn-key villa projects for their building plot. Clients will be presented with three contemporary architectural design concepts to choose from. The turn-key projects will include full planning permission, building licenses and architectural design in place to build their chosen villa design. A crucial part of the service will be a dedicated project management team that will take full control of the construction of the properties and send detailed updates of the process back to clients. The turn-key projects will be available for a fraction of the cost associated with going it alone and add value to the land plots.

Can I sell my freehold building plot of land at any time?

Yes. If you have somebody interested, contact our head office and we will do all the admin work for you. If you want us to sell it for you please contact your local agent.

If I am interested in purchasing a freehold building plot of land, what should I do?

If I spread the purchase price of my plot over 5 years will it cost any more money?

No, whether you buy over 1, 2, 3 or 5 years it will not cost you anymore, it is interest free.

When can I start building my dream villa?

When you have completed your payments, transferred title, and the infrastructure is complete you can start to build.

What if I want to build my own villa?

No problem, the land is freehold so you can do what you like when you like.

Do I have to build and is there a time limit?

No, you do not have to build if you just want to keep your land as an investment or to re-sell. If you do decide to build you can whenever you like.
